Discover plans to refurbish and enhance this historic Grade II listed building.

The Crown Estate is bringing forward plans for the sensitive restoration and refurbishment of the building at 10 Piccadilly to deliver a mix of uses from high quality office space to new food and retail.

Working with world-class heritage specialists Donald Insall Associates, and architects Piercy & Co, the plans seek to ensure the building continues to play a prominent role that contributes to the vitality of the West End.

Following our public engagement event in 2023 and after a thorough review of the scheme, we have made some changes to our proposals.

Restoring and retaining a treasure

A Grade II Listed building that has stood at the heart of Piccadilly Circus for nearly 100 years.

Constructed in 1925, the building was first home to the Swan and Edgar Department Store before it was the flagship store for Tower Records in the 1980s. The existing building was internally re-modelled in the 1980s and has in recent years continued to offer office and retail space, including at 55 Regent Street.

The building systems are now approaching their end of design life, and the office floors are in need of upgrade to meet the needs of modern occupiers. The planned refurbishment is proposed to ensure that the building is fit for the future, and includes structural improvements, as well as the introduction of new windows and insulation, all whilst respecting its heritage.

The Crown Estate’s ambition

The Crown Estate’s proposals seek to refit and refurbish the building, retaining the fabric of its historic character while upgrading its condition.

The plans aim to improve the building’s sustainability credentials to meet the highest standards.

Whilst introducing new uses to the building such as food and retail, as well as improving amenities and layouts for office space, in line with the needs of modern occupiers.

The development will:

Refurbish and enhance this historic 100-year old building by reimagining an exciting multi-use destination while protecting its heritage

Provide modern office space that supports the West End economy through increasing job opportunities

Improve 10 Piccadilly’s environmental performance through a refurbish-first approach, using low carbon materials , replacing outdated windows and introducing new greening

Deliver new outstanding food and drink outlets, including a food hall
